The Existing site encompasses a collection of poor-quality buildings providing poor street frontage along the length of Waterloo Road.

The current office accommodation provides low quality workspaces in unsustainable buildings that have reached the end of their useful life.

The current street frontage provides a lacklustre arrival experience for those exiting Waterloo Station and does little to attract footfall from the UK’s busiest railway station into the local area.
